Buying Land with a VA Loan
VA loans generally finance homes, not vacant land — here is what to know.
Many people moving to Montana are interested in purchasing land — to build on now or in the future. It is important to understand that VA loans are designed to finance homes, not vacant land.
VA Loan Limitations for Land
A VA loan can only be used to purchase land if the land has a home on it that will be your primary residence. You cannot use a VA loan to buy an empty lot or acreage alone, even if you intend to build on it later.
Construction Financing
If you want to build a home on land you already own or are purchasing, the VA does offer a construction loan option (VA construction loan). However, these are less common and not all VA-approved lenders offer them. You will need a lender experienced with VA construction loans.
Other Options for Land Purchases
- Conventional land loans — offered by banks and credit unions, typically with higher down payments
- Owner financing — the seller finances the purchase directly
- USDA loans — for eligible rural properties in certain areas
- Local bank or credit union lot loans — often more flexible for Montana rural properties
