Manufactured & Modular Homes
Financing considerations for manufactured and modular homes with VA loans.
Manufactured and modular homes are popular in Montana, especially in rural areas. If you are considering one of these property types with a VA loan, there are some important things to understand.
Manufactured Homes
VA loans can be used to purchase manufactured homes, but there are requirements. The home must meet HUD building code standards, and not all VA-approved lenders offer financing for manufactured homes. The home typically needs to be permanently affixed to a foundation and classified as real property (not personal property).
Modular Homes
Modular homes are built in sections in a factory and assembled on-site. Because they are built to the same local building codes as site-built homes, modular homes are generally treated more like traditional homes for financing purposes, including VA loans.
Property Eligibility Considerations
- The home must be permanently attached to a foundation
- The property must be classified as real estate, not personal property
- The home must meet the VA's Minimum Property Requirements
- Adequate comparable sales must be available for the appraisal
Lender availability is a key factor. If you are interested in a manufactured home, work with a lender who specifically offers VA financing for manufactured properties — not all do.
